Just passed rule 4 months ago. No rentals except for 2 year maximum in case of hardship. 1 time only. Done to prevent developers from buying in and starting rentals.
As for diversity. Fingers crossed every day. For sure 1 (of them) will start an exodus.
As for beds. Have had em mulched since beginning. And, re-much each year. while cutting ferns to the ground.
As for deer, Have the spray. Works well. Can't afford amount necessary to do all.
As for plants that come back every year. Perennials. Yes, all foundation plants those now...but also considered fine dining by deer.
As for herds. Bordered north and south by park lands. So visited daily. HOA rule = no fencing.
As for bein in "upscale" development. Come on...Upscale is relative. Overpaid to buy in, lost a lot w/ the Recession. Value slowly returning. Homeowners own their entire property, land and everything on it. No attached units - all stand alone homes. Only 2 OP developments on North Coast. One perfectly flat, no original trees left standing, no storm sewers (deep swales along streets for runoff). This one = rolling terrain, w/ storm and sanitary sewers, w/ plenty of native trees embedded in "common areas" surrounding homes. Monthly dues cover snow removal, mowing (tho this Capt does his own), and all amenities...gated, clubhouse w/ daily progams, tennis courts, pool, bocce court, walking trails. Blacktop streets, concrete drives and sidewalks. Everything cept all the young "honeys" you have around your place all the time. Rumor has it, that statues in the development are actually husbands turned to salt after seein women here in the all together:):)
