Same problem here.... We've never had the rental company keep any portion of a security deposit. We actually stopped renting for a time but the issue for us is that the house was broken into a couple times when we weren't renting. The last time was right before Irene and the front sliding glass door was left open about 18". Luckily one of or neighbors checked on the house before the hurricane hit. It seems if the house is rented, it prevents the local youth from breaking in an using it as their party house. Its like you can't win.
