I think that guy would be better off in the long run building a short pier with concrete pilings and extending it out later on when he gets the money or he's going to have the same trouble as the other piers with being damaged during storms. I don't think the concrete research pier in Duck has ever had much damage from storms.

And from what I've seen north of Oregon Inlet is how well leasing retail space does depends on the price. I also wouldn't say anything about any kind of restaurant until it's finished.

I think a lot of small business owners have big dreams that don't work in reality here and they come and go. Sometimes they do good, for example something new I noticed this past summer that surprised me was a frozen yogurt shop on the bypass in Kitty Hawk, that place has it's own parking lot and was packed full every day during the summer. I guess people are trying to eat more healthy. It's good if it stays frozen tastes like ice cream but if it starts to thaw it tastes nasty.
