I know on the northern OBX area, FEMA changed the flood zone designation after katrina which made flood insurance rates go though the roof. The people who already had homes and insuranace were still covered but all the new houses will have to pay a very high premium. It brought construction to a halt in that area. That and the whole housing mess made propery values plummet. I know the house down the road from us went in to forclosure and has been vacant for years. I think they finally did sell it but I never understood why the bank didn't rent it out for the summer and get some $$ back but they didn't.

On the bright side it still makes the northern Outer Banks a very unique place. I have wild pigs, deer and horses in my yard on any given day.
